We’ve all heard the saying “a picture is worth a thousand words,” and when it comes to selling property, professional photographs can really make the difference to your listings. We’ve been offering home staging and professional photography since we started our business, because we know that there is more to a home than the size of the rooms, and that conveying a welcoming atmosphere helps to build excitement and interest in your property.
We’re lucky to work with one of the best real estate photographers in the business, and just like us, he’s thoroughly focused on delivering incredible results for his clients. Whether he’s photographing a charming terraced cottage or one of Norfolk’s most opulent country houses, he always presents your property to its very best advantage.
And if a picture is worth a thousand words, a video is priceless! Video tours gained popularity during 2020 as a way of minimising physical viewings, and we got such great feedback that we’ve been making them ever since!
Many agents will offer some kind of video presentation, but the quality and production values will vary dramatically from one agent to another. We make our video tours with the same care and attention that goes into our professional photography, and by using an on-screen presenter, we can convey exactly what it is that makes your home special. Very few Norfolk agents can offer this service – and we’re the only one we know of who includes it at no extra charge.

When we started Pendefords in 2019, we deliberately designed our business to be small and responsive, so that we could give our clients the very best levels of customer service. We work from our home in Coltishall, which gives us the flexibility to work in the way that best meets the needs of our clients.
But even though we’re small, we’re good at getting noticed. We advertise on the four largest UK property portals – Rightmove, Zoopla, OnTheMarket and PrimeLocation, and we’re continually building an engaged and active social media following to spread the word about our business and the properties we represent.
We’ve also built good relationships with a number of well-known home-finding consultancies who view our properties on behalf of their keen clients, and with High Street property displays and local media sponsorship, we’re well-known and well-respected in our local marketplace.

We’re Norfolk born and bred, and we love where we live and what we do. We’re incredibly lucky to be able to share our passion for living and working in Norfolk with other people, and our enthusiasm for our home county and the unique lifestyle that Norfolk has to offer is evident in our work.
We’ve been part of the Norfolk property market since 1995, when Lucy began working for a City Centre agency in Norwich. As our home lives moved out to the villages of the Norfolk Broads, so did our professional focus, and we’ve raised our family in this part of the county whilst helping local and national agencies grow ever since.
When we moved to the village of Coltishall, we took the opportunity to start our own business, and we haven’t looked back! We have an intimate knowledge of the local area, the kind that comes from having children educated in local schools, travelling extensively through the picturesque countryside, patronising the many great local pubs, cafés and restaurants, and building a great network of local business partners.

We do all the hard work so you don’t have to.
If you appoint us as your agent, it’s our job to sell your home, and we’ll invest a considerable amount of time and effort into making that happen. We’ll dedicate a full day to preparing, photographing and filming your home ready for marketing, and provide you with a detailed and bespoke property brochure to approve before we promote your home to our database of prequalified buyers and the wider marketplace.
We will host all viewings in your property, so that you can get on with your life while we take care of showing your home to its best advantage. We don’t rush viewings, and typically allow an hour for each appointment so that buyers can really picture themselves living in their new home. We’ll be there before the viewings to plump cushions and tidy the odd toy away, and of course we’ll follow up after to negotiate the sale of your home.
We can help you to appoint other professionals to work for you as well. We’ve built a strong network of local businesses who have the same high levels of customer focus that we do, and can recommend solicitors, surveyors, removal and house clearance companies, plumbing and heating engineers, electricians, architects and builders, many of whom we have worked with for years.
